The Honest Answer Depends on Your House

There's no universal winner between tank and tankless in Arizona — but there is a right answer for your home. Here's the framework we use when quoting.

How Each Works

A tank heater keeps 40–80 gallons hot 24/7. A tankless fires a high-BTU burner on demand. Both run on gas or electric; gas is common here because of ample natural gas service and high simultaneous-demand loads.

Lifespan in Arizona

  • Tank: 8–12 years with annual flushing on softened water; 5–8 years on hard water with no maintenance.
  • Tankless: 15–20 years with annual descaling on softened water; major performance loss in 3–5 years on untreated hard water.

A softener is essentially mandatory to get full tankless lifespan in the Valley.

Capacity vs. Demand

  • 2-bath, 1–3 occupants: 50-gal tank or single tankless both fine.
  • 3-bath, 4+ occupants with morning shower stacking: 75-gal tank or a properly sized 199k BTU gas tankless.
  • 5+ bath custom homes: Tankless rack or twin large tanks in series.

Energy Cost

Tankless typically uses 20–30% less energy — no standby loss. Arizona's warm incoming water (60–75°F most of the year) widens that gap, favoring tankless.

Up-Front Cost

  • Tank replacement (50-gal gas): $2,200–$3,400 installed
  • Tankless replacement (199k BTU gas): $4,800–$7,500 installed (gas line upsize and venting often required)

15-Year Total Cost

For most Valley homes with softened water, tankless and tank land within $500 of each other over 15 years. Deciding factors:

  • Do you have soft water? (Required for tankless ROI.)
  • Is your gas line ¾"? (Tankless often needs it.)
  • Do you have space and venting for tankless?
